    South Shore Habitat for Humanity (SSHH) is a faith-based non-profit organization dedicated to building simple, decent homes in partnership with families in need within a region of 35 cities and towns south and southwest of greater Boston.   SSHH involves volunteers at all levels of governance and operations.  The breadth of its program and operations make it a significant construction company, a social service agency, and a mortgage lender in the holding and servicing of homeowner mortgages.  20 Mathewson Drive, Weymouth, MA 02189

    Position Summary
    To oversee all aspects of South Shore Habitat for Humanity's construction program in a way that utilizes staff, volunteer labor and materials to produce quality homes in a safe and affordable manner. Position will include, coordinating and planning all aspects of residential construction from concept to project completion, including budgeting, site development, permitting and training of volunteers as needed, to ensure construction quality and workplace safety.  The Construction Manager works closely with Family Services, Volunteer Management and Development.
     
    Key Responsibilities
    Pre-Construction Planning 
    • Develop long and short-term plans, schedules, timelines, and cost estimates for all Habitat construction projects.
    • Develop and execute construction schedule in partnership with Development and Volunteer Management.
    • Work with architects, engineers and municipalities to execute permitting.
    • Promote energy-efficient housing.
    • Establish a bid process for each project.
    • Use pre-construction meetings to communicate with staff to promote a meaningful volunteer experience.
    Construction Management
    • Manage all aspects of construction procedures, including surveying and civil design work as required to meet plans; inspections, permits and licenses; contracting with insured subcontractors; procuring in-kind material and labor when possible; warranty work; punch lists; and follow-up with family.
    • Supervise professional and volunteer construction personnel, including the training and support of site supervisors and site managers and long-term volunteers.
    • Work with staff, site supervisors, volunteer manager and family services to ensure that volunteers and partner families are productively involved in the construction process.
    • Establish, follow and evaluate worksite safety program.
    • Coordinate, order, and handle building supplies, materials, and tools; develop systems for ordering; maintain inventory of tools; nurture supplier relationships; define and solicit in-kind donations; approve invoices for materials.
    • Coordinate, oversee, and inspect all work of Site Supervisors on Habitat job sites; ensure that they are representing Habitat for Humanity’s way of working with volunteers.
    • Manage and work with volunteers on the jobsite(s) as needed
    • Attend weekly staff meetings, monthly Construction Committee meetings, Board and community meetings as needed. Attends special events and conferences as appropriate.
    • Assist in procuring sites. Work with the Site Selection Committee evaluating prospective sites for constructability and logistics for construction
    • Provide monthly construction cost status review, (actual costs vs. projected); monthly summary reports of progress and costs to Director of Program Services and Executive Director.
    • Gather, collate, approve and present, on a weekly basis, paid-personnel timesheets, subcontractor and vendor invoices, and any other such documentation as directed by the Executive Director.
    • Code invoices for payment in a timely manner.
    • Create and/or maintain specs for all Habitat projects.
    • Provide list of in-kind donations to solicit and keep accurate records of donations for each project.
    • SSHH typically builds from 7:30 – 3:30 Tuesday through Saturday.  Schedule may vary depending on the build schedule.
     
    Construction Procedure
    • Solicit and evaluate subcontractor bids, recommend contracts and monitor timely and accurate completion.
    • Solicit and utilize in-kind material and labor when possible.
    • Communicate updates regarding project status and estimated completion dates.
    • Responsible for projects until 100% complete and sold to homeowner.
    Materials and Labor procurement
    • Develop working relationships with contractors, subcontractors and vendors.
    • Plans in-kind donation needs, orders materials and negotiates pricing.  Monitors delivery and security of materials. 
    • Oversees tool/equipment inventory, management and repairs.
    • Develop relations with Habitat International and use international vendors/suppliers when applicable.
    • Approve all construction-related invoices, code appropriately.
    • Estimate and report value of in-kind gifts.
    ReStore
    • Support ReStore construction projects and site management.
    • Utilize ReStore product (New) before purchasing materials for projects.
    Required Knowledge and Skills:
    • Commitment to Habitat for Humanity ideals and philosophy.
    • Ability to work with people of all races, faiths and backgrounds.
    • Minimum 10 years of experience in the construction field with a college degree preferred.
    • Strong interpersonal communication, verbal and writing skills.
    • Experienced in building new houses from foundation to completion.
    • Extensive knowledge of construction and rehabilitation of single and multi-unit housing, including, concrete, carpentry, flooring, painting, heating, plumbing and electrical trades. 
    • Ability to manage multiple projects simultaneously, i.e., to prioritize, schedule, and meet stated goals.
    • Experience in drafting subcontractor/vendor contracts.
    • Ability to recruit, train, and coach individuals and groups of volunteers; ability to supervise employees; and ability to work with subcontractors while maintaining Habitat for Humanity’s standards.
    • Knowledge of Massachusetts State building codes and regulatory requirements, including zoning and planning.
    • Physical ability to complete work on job sites.
    • Valid Massachusetts Construction Supervisor’s License.
    • Valid Massachusetts Driver's License and dependable transportation
    • LEED certification and green building knowledge preferred
    • Working knowledge of Microsoft Word, Excel and Project management software a plus.
    • Experience using email and internet.
